What To Do?

If the ACM is in good shape and will not be disturbed, do nothing! If any sort of damage is noted, such as tears, abrasions, or water damage, there are two types of corrections: repair and removal.

Repair usually involves either sealing (encapsulation) or covering (enclosure) the asbestos material.

Removal is usually the most expensive method and, unless required by state or local regulation, should be the last option considered in most situations, as removal poses the greatest risk of fiber release.

However, removal may be required when remodeling or making major changes to your home that will disturb asbestos material. Since ACM can only be determined by laboratory testing prior to any remodeling or major changes, DPH recommends that the home be inspected by the Connecticut Licensed Asbestos Inspector.

Information regarding the presence of ACM in the home must be included in the seller’s property disclosure report. If there has been abatement, then the project documentation provided by the contractor to the homeowner must also be included as part of the disclosure report.

A building or home inspector is not qualified to make statements concerning the presence or condition of ACM unless (s)he is licensed by the Department of Public Health as an Asbestos Inspector or Inspector/Management Planner.
